Position Summary The Maintenance Supervisor is responsible for overseeing all maintenance operations at the property, including service requests, apartment turns, preventive maintenance, vendor coordination, and property inspections. This position works closely with the Property Manager to ensure the community remains safe, attractive, and well-maintained. The ideal candidate is highly organized, takes pride in their work, leads by example, and is willing to be the primary on-call maintenance contact for the community. Spanish speaking is preferred. Responsibilities Oversee daily maintenance operations for a 123-unit apartment community Complete and supervise service requests in a timely and professional manner Coordinate and perform apartment make-ready activities to meet occupancy goals Troubleshoot and repair HVAC, plumbing, electrical, appliance, and general maintenance issues Develop and execute preventive maintenance programs Conduct routine property inspections and identify maintenance concerns Ensure community curb appeal standards are maintained Manage maintenance inventory and supply ordering Coordinate and oversee outside contractors and vendors Maintain accurate maintenance records and work order documentation Ensure compliance with company policies, safety standards, and local regulations Train, mentor, and support maintenance team members as needed Work closely with the Property Manager to achieve operational goals and resident satisfaction Qualifications HVAC Certification required Minimum 3 years of apartment maintenance experience preferred Previous experience as a Lead Maintenance Technician or Assistant Maintenance Supervisor strongly preferred Strong knowledge of HVAC, plumbing, electrical, appliances, and general repairs Ability to diagnose maintenance issues and implement effective solutions Experience with apartment turns and preventive maintenance programs Strong organizational and communication skills Ability to use mobile devices and maintenance software applications Valid driver's license and reliable transportation Ability to lift up to 75 pounds and work outdoors in various weather conditions On-Call Requirements Must be willing to serve as the primary on-call maintenance contact for the community Available to respond to after-hours emergency maintenance calls, including evenings, weekends, and holidays Must live within a reasonable response time of the property What We Offer Competitive pay based on experience Apartment discount (50% off rent) Paid time off and holidays Opportunities for career growth and advancement Supportive leadership team Ideal Candidate This role is perfect for an experienced Maintenance Technician or Assistant Maintenance Supervisor who is ready to take ownership of a community, develop leadership skills, and build a long-term career in multifamily housing.
