About PerfectStay

PerfectStay is a growing real estate investment and property management company specializing in residential property investments, renovations, rental operations, and asset management.

We are seeking a motivated and detail-oriented intern to gain hands-on experience in property showings, construction auditing, and project oversight.

Key Responsibilities

1. Property Management - Property Showings & Inspections

• Conduct in-person property tours for prospective tenants.
• Coordinate and schedule property showings.
• Present available rental properties and explain property features and amenities.
• Conduct and manage move-in and move-out inspections, including documenting property conditions, identifying damages, and preparing inspection reports.
• Ensure properties are clean, presentable, and ready for new tenants.
• Provide timely inspection reports and updates to the management team.

2. Construction Auditing & Project Oversight

• Conduct on-site inspections of renovation and construction projects.
• Audit contractor work to ensure compliance with approved project scopes, quality standards, and timelines.
• Monitor construction progress and identify discrepancies between completed work and project plans.
• Assist with construction cost tracking, budget monitoring, and material verification.
• Document construction progress through inspection reports and photographs.
• Report workmanship issues, delays, and potential cost overruns.
• Coordinate with contractors to address construction-related issues.

3. Operations & Reporting

• Maintain accurate records of property showings and construction inspections.
• Prepare progress reports and provide regular updates to management.
• Assist with tracking project timelines, budgets, and contractor performance.
• Identify opportunities to improve construction quality and operational efficiency.

Qualifications

• Currently pursuing or recently completed a degree in Civil Engineering, Construction Management, or a related field.
• Strong organizational and problem-solving skills.
• Excellent communication skills.
• Strong attention to detail and willingness to learn.
• Ability to work independently and manage multiple tasks.
• Proficiency in Microsoft Excel and Google Workspace.
• Previous construction or property management experience is a plus.
• Ability to travel between properties and construction sites.
