Affordable Housing Leasing Specialist

Our 200+ unit affordable housing community in Omaha, NE is looking for a driven, detail-oriented Leasing Specialist to join our team. The Opportunity

As our Affordable Housing Leasing Specialist, you'll be the welcoming face of our community, guiding prospective residents through the leasing journey while ensuring full compliance with affordable housing program requirements. You'll blend a strong sales mindset with the care and accuracy that affordable housing demands.

Schedule: Monday-Friday, 8:00 AM - 5:00 PM
Pay: $22-$25/hour (Depending on Experience)

What You'll Do

• Greet prospects, conduct engaging community tours, and convert leads into signed leases
• Manage the full leasing cycle: applications, screening, income certifications, and move-ins
• Verify applicant eligibility and income in accordance with affordable housing program guidelines
• Prepare, review, and process lease agreements and required compliance documentation
• Maintain accurate resident files and ensure ongoing recertification deadlines are met
• Respond to resident inquiries and deliver outstanding customer service
• Support marketing efforts and maintain strong occupancy and retention rates

This role requires familiarity with the unique compliance side of affordable housing. Ideal candidates have hands-on experience with:

• LIHTC (Low-Income Housing Tax Credit) programs and/or HUD Section 8 / Project-Based Section 8
• Income certification and recertification processes (initial certs, annual recerts, interims)
• Income and asset verification and applicant eligibility determination
• Fair Housing regulations and compliance standards
• Maintaining audit-ready resident files and meeting strict documentation deadlines

What We're Looking For

• Prior affordable housing leasing experience (LIHTC, HUD, or Tax Credit properties strongly preferred)
• A proven sales background with a track record of meeting or exceeding leasing goals
• Excellent communication, organization, and customer service skills
• Strong attention to detail and comfort managing compliance paperwork
• Proficiency with property management software (e.g., Yardi, OneSite, RealPage - a plus)
